Pricing is based on what the client really wants. Some clients who have experience with building work like to deal with the builder direct on site which can save on fees.

Sit down with the client and work out what they require. Send through a written brief with an indication of how long the process will take. Draw up planning documents for council approval. Send preliminary documents off for preliminary cost estimate. Receive planning approval from council. Draw up working drawings for building rules consent. Send documents to engineer for structural and civil design. Final selections on fixtures, fittings, materials, colours. Complete specification of works. Complete energy Assessment. Send all documentation to client for their approval. Cost estimate checked with selected builder or tender assessment with selection of builders. Send documents to private certifier for building rules consent. Council issues Development approval. Builder starts on site. Progression of building works is checked on site (if required by client). This is a quick overview of the process but does not include all requirements.

I have a Bachelor of Architecture and a Cert. IV in NatHERS Assessments. I am an accredited thermal performance assessor through BDAV and provide energy assessments across Australia.

I have always been interested in designing homes for myself and other people. I started working on many different types of homes and buildings while still studying at University. It is a great feeling when you see the built form and it is someone's dream design which they can share memorable times with their family and friends.

I have worked with builders, developers, home owners, designers & architects.

A recent project was an addition to an existing house which is currently in construction. It took a long time to gain council approval as there were a few problems with neighbours but we sorted it out and started building. The design is very modern and incorporates passive solar design principles which will reduce running costs. Total time from starting documents to when construction will be completed is around 8 months.

Look for someone you get along with and someone who has the correct insurances in place. Find someone who is going to provide exactly what you want.

What is their realistic budget for the build. What are your specific needs for the project and what are your wants. If it is a house addition, are you going to want to live in the house while construction is going on. What sort of time frame do you have
